This estate is definitely has one of the best positions for shopkeeper placement!
I know from talking to the owners of nearby estates that they all do quite well and this will only improve as the various hunting areas on the island are put to use and PvP is turned off.

Still it is always sad to see an estate owner leave the island, and I wish Eps all the best with his future activities!
