Small shop Twin Peaks Mall

Hello Entropians,
I would like to ask for a bit help with evaluating small shop in Twin Peaks Mall.
I saw some big shops for sale in other malls (emerald lake and deer mall). They are priced in range 15-17k by their sellers.
How much do you evaluate small shops in Twin or PA?
Are they worth as much as big ones in "worser" locations?

Twins probably worth more than p.a. but at prices most seller wants it's still probably too much.... full top level of emerald lakes never sold from the first mall owner as far as I know... biggest number of item points per shop is probably on rocktropia but foot traffic there is lower than on caly...
