Selling: Rocktopia shop with 5 Service Center Add-ons + Furnitures

I am sorely reminded of a man that said " My Pet was the first.. I spent more hours getting it than anyone. No one could have possibly gotten it before me. So My Pet Has to be Worth More than Anyone's. Why Is My Pet listed as average with the same stats as an Arrett??????? ".

Just a thought. Maybe,, just Maybe,, things aren't always what they seem.

It is older by a few weeks and when I made the sale thread it wqs otherwise unobtaunable. Regardless I was only asking for offers, nice try at attacking me byt uts nothing alike. Also I never claimed to spend more time than others. I did it first is all. If anythint I did it for less time.
 
Another way to explain is this.

My shop has two items: the main shop and the five Service Add-ons.

If I can sell the shop only, then it will be only 20000 peds which is the same price that Rocktropia sold the other shop.

If I can sell the five Service Add-ons only, then it will be only 85000 peds.

This is where you lose the money.

The problem is that my shop comes as a package. I can't separate the sales.
It's not a win-win situation. It's a win-lose situation. You win the shop, but you lose money on the five Service Add-ons.

Anyway, my shop is for sale for 105000 peds.

Since you can't buy these add-on's for other shops .. how does it cost 85,000 ped?

On the page you listed only thing listed that you can purchase for shops is 20 points for 2000 ped.

1. the 542-item shop which Rocktropia is selling for around 20000 peds.
2. The five Service Center Add-ons which cost around 85000 peds if we use the prices on http://www.planetcalypso.com/opportunities/estate-development/
3. the land area. So the land area is 45000 peds.

In another word, i got 2 items out of 3.

If the five Service Center Add-ons are on the land area, then the land owner has to sell
85000 peds for the five Service Center Add-ons
+ 45000 peds for the land area and
+ some MarkUp (MU) for the land. There's no MU on the five Service Center Add-ons.

If I have all 3 items out of 3, then I'll sell
85000 peds for the five Service Center Add-ons
20000 peds for the main shop
45000 peds for the land area
some MU for the land area.

This is hilarious.

The shop is the service center for the LA, and the NPC's are there to support the LA.

They generate no income, no revenue, and only incidental traffic for the shop.

The fact that you will try and separate that benefit from the land area and 'include' it in the shop is so wrong.

If you honestly think that the shop is worth 105k and the LA is worth 45k - I hope you're ready to be a shop owner for a very long time.

LA with attached service center and mission mobs is easily worth 100k, even on a half-planet. The 500 item count is the only thing making this shop worth as much as a calypso shop with 120 item slots, but actual traffic nearby.

Maybe for fun you should start a property valuation service. I sometimes wonder what I could get for an entire building in a busy section of Arkadia. I mean I know MV on the units but maybe I could get an extra LA or Mothership out of it?

I was going to stay out of this until you tried to value my LA at 45000 peds. Please don't do that.

Well first of all i will be pleased to buy an LA for 45 K, even on RT. I wonder if any LA was sold for so little price in EU ?
Second : what happend if service center is removed ? (this already occured in EU)
