I give a shit about the actual maybe low monthly fee!

I bought a shop at thorkells thomb with a 8 PED fee/month that actually got moved to Deer Mall at a 100 PED fee/month now!!!!

You can´t trust MA that this low fee is that low in the future, too!

As you can see from the above table, Emerald Lakes Large Shops have:

2 times as many Item Points as Twin Peaks Mall and

3 times as many as Port Atlantis Mall (!!!)

while still having the lowest monthly rent.

This is definitely the best (type of) shop in the whole EU and I am selling it for the original price (i.e. with no profit from sale) and only because of financial problems in RL

Hate to say it mate... but your going to have to sell at a loss if you really need PED... not sure your location to Sarahs... but not sure if 5-10k extra is worth it...

Also, she paid much less for hers... I think she bought hers for like 10k in attempt for resale big profit... And shes had no luck moving it, shes had offers I think up to 15k.
