New Owner: Housing questions

Greets.

I am in a position to purchase my first property - and have some questions:

* If I buy the estate deed from AH - am I *immediately* subject to maintenence/rent the moment I have the deed in my possession?

* If not, do I have to visit the property and then use the consoles to CLAIM it - and THEN I get charged the rent?

* I might wish to hold off on the rent till I earn some PEDs - so can I just keep my deed in storage - and not claim it for a while? Will there be any problems this way?

* And if I don't claim it for a while - will the previous owner still show his name on the property? If so can he run amuck in my apartment without my consent (unless I claim it)?

* Also, can we put Shop Keepers in our apartments?

* Is it safe to drop furniture/items in the balcony areas? Or can anyone pick things up?

1. You can claim it but you don't need to pay the rent right away.

2. I'm unsure if the previous owner can inhabit the property when its unclaimed, but I think the deed needs to be claimed before your name is shown.

Anyone can pick things up from the balcony (unless things changed in the last VU - so unless ur buddy is behind you, don't do it! You don't have to pay your rent straight away and you never have to pay your back rent - however, if you haven't paid, you can't get in.
 
I don't have an apartment, but I have read a lot of threads here about people picking this up off the balcony. The key is this: if you get a warning message when you drop the item then it can be picked up by someone else. The warning message will be a message with a box that you have to confirm, so you won't miss the message accidently.
 
that is for apartments ... for houses, unless the house is on a lot in amethera, you as the homeowner will NOT pay rents or maintainence fees. (I love MY house!!) ..

when you buy your space, i would suggest that you DO go and claim it. that way you get to use it. and the other folks no longer have that access to the property.

those items WITHIN your walls can not be picked up (unless you have a shopekeeper) by others. strongly suggest that you do not leave items on your balconies.

the rent is often a rather nominal 10 ped for a month. that is about what? ... the cost of ammo for a trip of hunting? pay the rent.


enjoy your new space - do not forget to find some lamps!! and eventually shelving and chairs.

There are no rents on houses on Treasure Island, although there is a 2.5% sales tax on shopkeeper sold items placed there which they introduced not so long ago.

I now own the apartment in Copper Building on Treasure Island City. The control console has the [RESTRICT ACCESS] button already toggled on.

* What exactly does this button do?

The tooltip states:
"Unrestrict Estate Access, after which estate cannot be traded."

My apartment is currently is set to PUBLIC - and Restricted Access entry states: Yes.

* What exactly does this mean?

* Can I untoggle [RESTRICT ACCESS] button later? Or is it locked forever once I click it?

* If so, do I get a warning prompt in case I accidently click it?

* And if I do click it - do I lose my "Deed" and never be able to trade it later (In case I need to barter for better place/etc)?

Restricted access means you can not drop or pick up items from apartment. And you can't trade apartment deed, which has unrestricted access.

And you can restrict/unrestrict access through console as many times as you want.

It made my transition to a apartment owner much smoother.

I am in TI Copper 4A. Empty for now - but great ocean view. :)
